The source of these cells are only embryos and thus an ethical problem if these cells are extracted from embryos. Clear, right?

Adult mesenchymal stem cells (Adult MSC) are called multipotent cells. They are multipotent, because they still can develop in many different kinds of cells, except not all types of cells like embryonic stem cells do. These stem cells are to be found in bone marrows, fat tissues, and umbilical cord. 

Tissue specific stem cells are specific to the area. Meaning that they can only differentiate into one single tissue. For example, if it is a hair stem cell, then it only develops into hair. If it is a skin stem cells, then it only develops into skin. These stem cells are everywhere in/on the body.
